Jon McDermott

Jon began his planning career at Portsmouth City Council in 2002 and since this time has been involved in major developments on sites within the City and throughout the UK. Jon's specialises is urban development and flood risk, and frequently achieves EA acceptance of Flood Risk Assessments. In 2012, he became the first planner in Portsmouth in five years to achieve new dwellings in the High Hazard Flood Risk Area.

This site will be demolition and new build to provide 19 residential units and a commercial unit acquired on an option. The total GIA is 14,206sqft. The GDV is £5.9m.

SUNBURY ON THAMES

3 Bedrooms Detached House

The site was a landlocked development that we had to get a deed of easement on to allow access. We acquired the site direct to vendor for £80,000 and built a 2bed detached house with an additional room in the loft to make a total of 3beds, which we’re selling for close to £500,000 representing nearly 40% profit on GDV.

WALTON ON THAMES

8 Luxury 2 Bedroom Apartments

We acquired the site via an option and did a pre-app for 9 flats. We then optimized the planning and increased the square footage making the apartments larger. The site will involve demolition of the existing D1 building and erection of early 8,000sqft of new residential space.

32 Residential Units

The site was acquired on a subject-to-planning deal. The site is currently a two-storey office building that will be demolished under permitted development (class ZA) and rebuilt as a 4-storey new build consisting of 32 residential units.
